Terms & Conditions for Guest Stays

Hey there! By booking our property, you agree to follow these simple rules and guidelines, which are all about making your stay enjoyable and hassle-free. These terms apply once your booking is confirmed, whether you booked through a platform or directly with us at Full House Management Pty Ltd (FHM).

Quick Highlights:

House Rules: Please be kind and respectful! No smoking indoors, no parties, and quiet hours are from 10:00 PM to 8:00 AM. Break the rules, and you might have to leave without a refund.
Max Occupancy: Only the guests you’ve booked for can stay. If you bring extra people, we may need to cancel your stay and charge extra fees.
Pets: We love pets, but they need approval first! If you bring an unapproved pet, we’ll have to cancel your stay and charge additional fees.
Damage or Loss: You’re responsible for anything that gets damaged or lost during your stay, including keys and linens. Extra cleaning or repair charges may apply.
Check-In/Check-Out: Check-in is from 3:00 PM, and check-out is by 10:00 AM. Need to check in early or check out later? It might cost a little extra.
Cleaning & Condition: We’ll clean the place before you arrive. Please let us know about any issues within 1 hour of checking in so we can fix them right away. If more cleaning is needed, there might be a small fee.
Cancellation Policy: Life happens! Cancel within 48 hours of booking (with at least 14 days before check-in) for a full refund. 50% refund if canceled 7+ days before check-in. No refund within 7 days of check-in.
Safety & Liability: Use amenities like pools or fireplaces at your own risk, and keep an eye out for kids. Familiarize yourself with the safety equipment when you arrive.
Communication: Got an issue? Let us know right away through the booking platform or by giving us a call. Don’t wait, as delayed communication may come with a fee.
Indemnity: You’re responsible for any damage or accidents that happen while you’re staying. If anything happens, you’ll need to cover the costs.

By booking, you’re saying you’ve read and agree to all these terms. If something goes wrong, don’t worry, we’ll work together to make it right!

 

By booking our Property, you ("Guest") agree to adhere to this Terms & Conditions for Guest Stays, which incorporates our House Rules. These Terms and Conditions are legally binding once your booking is confirmed through a booking platform or direct with Full House Management Pty Ltd (FHM) and includes all applicable Terms set forth by both the relevant booking platform and the Host.

We strive to ensure a comfortable and enjoyable stay for all guests. By booking this Property, you agree to the terms and conditions included in this document.

Key Definitions

The following definitions apply to any associated terminology found within this document when the associated terminology is capitalised and bolded.

Terms: Any legal document or document which establishes a contractual obligation to the Guest, either by Full House Management Pty Ltd or the booking platform their stay was booked with, including but not limited to Terms, Policies, Standards.

Immediately: A reference to an act being done immediately should be interpreted as being done within 60 minutes.

Unregistered Persons: Refers to any person or people that are present at a Property in excess of the occupancy indicated on the booking, and includes other guests, visitors, colleagues, family or associates, but does not include the host, owner of the Property, or any agent or contractor of the host/owner.

Property: The residence or place where the guest is staying during the term defined by the check-in and check out dates in the relevant booking.

Additional applicable terms

Depending on whether your stay was booked through a booking platform, there may be additional Terms that your stay is subject to, including but not limited to Airbnb Terms of Service, Airbnb Policies, Standards and Ground Rules, Stayz Terms and Policies, VRBO Terms and Policies and Booking.com Terms and Policies.

These Terms & Conditions for Guest Stays, which should be read alongside any other relevant and applicable Terms, comply with the requirements of those Terms and as such are compulsory and enforceable.

House Rules

Your adherence to each Property's House Rules is mandatory. The House Rules include standard rules applicable to all guests on the platform the stay was booked, in addition to all rules, requirements and prohibitions outlined in this document. For information regarding the rules outlined in this document and the consequences of breaches, please refer to Appendix A. 

These rules include, but are not limited to: 

No Smoking Indoors: Smoking inside the Property is strictly prohibited. A cleaning fee of $250 will apply if evidence of smoking is found.

Parties/Events: Hosting parties or events is not permitted. Violation may result in immediate eviction without refund.

Quiet Hours: Quiet hours are between 10:00 PM and 8:00 AM. Violation may result in eviction without refund.

Respectful Use

Guests must avoid disturbing, annoying, or endangering neighbors.

The Property must not be used for immoral, offensive, or unlawful purposes. Evidence of illegal activity or drug use will be reported to the police.

You shall use the Property for residential purposes only or for remote work, and always keep the Property in a clean and sanitary condition.

Maximum Occupancy

Each Property's maximum occupancy, which includes both guests and visitors, is the number of guests included in your booking.

Unregistered Persons in the Property are not permitted and will result in your stay being cancelled with no refund provided. In addition, you will also be charged a fee of $35/unregistered person/day.

Unregistered Persons will be assumed to have been present on every day of the stay unless evidence is submitted to establish otherwise.

Pets

Pets are not allowed unless prior approval has been provided, specific to each stay.

If during your stay you are found to have brought a pet with you for your stay, or if a pet is found to have been at the Property without approval your stay will be cancelled immediately and no refund will be provided.

If your stay has concluded and you are found to have brought a pet with you for your stay, or if a pet is found to have been at the Property without approval, you will be charged $260 to cover fumigation expenses in addition to $15/day/pet.

These provisions do not apply to service animals, which are not considered pets. We welcome service animals with no additional charges, provided any necessary modifications to the Property are reasonably able to be made to accommodate them, and they are under the physical control of you at all times during the stay.

Property Damage and Loss

You are liable for any damage or loss caused during your stay. You are responsible for maintaining the Property in the condition it was upon arrival and for reporting any damage or loss immediately to the Host.

If discrepancies are found during Property inspection, the matter will be settled through the Airbnb Resolution Center or the relevant dispute resolution process required by the relevant platform.

You are also responsible for the actions of any individuals you invite to the Property. Failure to keep the Property clean or return personal property to its original place may result in additional cleaning fees of $50 per hour.

The loss or damage of keys to a Property will result in a fee of $300 in addition to any costs associated with locksmith services if relevant.

By booking, you acknowledge and agree to cover the costs for any damages, cleaning, or lost property incurred during your stay.

Damaged or lost linen will be charged at replacement cost. Guests must leave linen at the Property and are not permitted to launder it themselves.

Check-In and Check-Out

Check-in: You may arrive at the Property on the date of check-in from 3:00 PM.

Upon arrival at the Property associated with your stay, you must Immediately inspect the Property to ensure it is the correct Property, including that it accurately matches the Property described and contains the correct bed configuration and amenities. Check in occurs once these checks have been performed.

Early check-in may be available upon request for an additional fee.

Check out and Overstay: You must check out by 10:00 AM on the date of check out.

Check out occurs once the Property has been completely secured and the key has been returned to the lock box.

Late check-out requests are subject to approval and may incur a fee. If you stay beyond the agreed checkout time without Host consent, you no longer have a license to stay in the Property and may be asked to leave. Additionally, you agree to pay for each 24-hour period that you overstay, at a fee of up to twice the original nightly rate. 

Cleanliness and Condition of the Property

The Property will be professionally cleaned and inspected before check-in to meet cleanliness and safety standards.

You are required to inspect the Property upon arrival and report any cleanliness or maintenance issues that are or are likely to impact your stay within 1 hour of check-in through the relevant booking platforms messaging system.

Any issues discovered after the initial check-in inspection may only be reported in accordance with the relevant booking platform’s policies.

If the Property fails to meet cleanliness standards, the Host has discretion to either arrange for cleaning services within 12 hours (or sooner) to remedy the issue, or to offer you a refund or relocation. You must allow the Host access to perform the necessary cleaning.

Following additional cleaning you must inspect the Property, and if you continue to be unsatisfied with cleanliness are required to report the matter within 1 hour with the Host again having discretion to either arrange for cleaning services within 12 hours (or sooner) to remedy the issue, or to offer you a refund or relocation.

The absence of any issues being reported within 1 hour will be considered acceptance of the Property’s condition. No refunds will be offered for late reports unless they meet the criteria of the relevant booking platform.

Any misuse of rubbish bins, including failure to sort rubbish correctly, will incur a $100 fee per bin.

Additional cleaning is charged at $50 per hour for excessive cleaning needs.

Communication

You will communicate with the host Immediately once any issues material to you having a satisfactory stay arise or if you have any questions during your stay, either through an in-app message, or by calling the Host’s phone.

Where the host has not responded to a message, you must call the host to have the issue addressed.

Delayed communication of issues able to be remedied incurs a fee of $150. 

Safety and Liability

Use of any amenities in our Properties (e.g., pools, spas, fireplaces) is at your own risk. You should exercise caution, especially if children are present. The Property is provided "as is" and we are not responsible for any injuries, accidents, or loss of personal items.

You must familiarize yourself with safety equipment and procedures, such as fire extinguishers, first aid equipment and fire exits, upon arrival.

If a false fire alarm is triggered and emergency services attend, the associated call-out charges will be passed on to the Guest. 

Cancellation Policy

Full refund for cancellations within 48 hours of booking, provided the check-in date is at least 14 days away.
50% refund for cancellations made at least 7 days before check-in.
No refund for cancellations made within 7 days of check-in. 

Guest Verification

Photo identification may be requested prior to check-in to verify your booking and to comply with any contractual obligations for the Property associated with the booking.

Any identification will be handled securely and in compliance with platform policies and The Privacy Act 1988.

Default

If you fail to comply with the conditions and obligations of the Terms, you shall surrender the Property, remove all of your property and belongings and leave the Property in good order and free of damage.

No refund of any portion of the Total Reservation Fee, extra charges or damage deposit shall be made and if any action legal or otherwise is necessary, costs will be claimed from you. 

 Indemnification and Release

You agree that all personal property, furnishings, personal effects and other items brought into the Property by you, or your guests and visitors shall be at your sole risk with regard to any theft, damage, destruction or other loss and FHM shall not be responsible or liable for any reason whatsoever.

You hereby covenant and agree to indemnify and hold harmless FHM and their hosts, owners, successors, employees and contractors from and against any costs, damages, liabilities, claims, legal fees and other actions for any damages, costs, legal fees incurred by you, and any guests, visitors or agents, representatives or successors of you due to any claims relating to the destruction of property or injury to persons or loss of life in or about or near the Property, or any common facilities, activities or amenities of the Property, and you expressly agree to save and hold FHM harmless in all such cases.

Acceptance

By booking this Property you have entered into a legally binding agreement as of the Reservation Date by and between you (the person making the booking) and the owner, manager or host (“FHM”), pursuant to which you have agreed to book the Property as named in the quote, for the duration of the Reservation Term for the Total Reservation Fee and other good and valuable consideration as described on the quote/invoice.

By proceeding with this booking, you acknowledge that you have read, understood, and agreed to comply with these Terms and Conditions, the detailed House Rules in Appendix A, and any other applicable Terms, and that these Terms are mandatory.

You acknowledge that failure to comply with these Terms will result in your experience being substantially different from that of a typical guest and as such is not informative for other community members to make booking decisions with.

Governing Law

This Agreement is governed by the laws of Western Australia. Any disputes will be resolved per the platform’s dispute resolution policies or in accordance with Australian laws.

Appendix A: House Rules

1. Pets

Pets are not allowed unless prior approval has been granted.

Immediate stay cancellation with no refund. Post-stay discovery incurs $260 fumigation + $15/day/pet.

2. Smoking

Smoking is prohibited indoors.

$250 cleaning fee if evidence of smoking is found.

3. Parties and Events

Hosting parties, events, or gatherings exceeding occupancy limits is prohibited.

4. Quiet Hours

Quiet hours are from 10:00 PM to 8:00 AM.

Violation may result in complaints, warnings, or eviction without refund.

5. Restricted Occupancy 

The property’s occupancy limit must not be exceeded. Unregistered persons are not permitted. The person booking the stay must be present during the stay.

Stay cancellation with no refund. $35/unregistered person/day, assumed for all days unless proven otherwise.

6. Property Damage

Guests are responsible for damage or loss during their stay, including by visitors.

Costs for repairs/replacements as determined by the Host.

7. Key Loss

Lost keys must be reported immediately.

$300 per set plus locksmith fees if required.

8. Linen Damage

Guests are responsible for damaged or lost linen and must not launder property linens.

Replacement cost as determined by the Host.

9. Rubbish Disposal

Guests must sort rubbish correctly and not misuse bins.

$100 fee per bin for misuse or improper sorting.

10. Cleanliness

Guests must maintain the property and report issues within 1 hour of check-in.

$50 per hour for excessive cleaning after the stay.

11. Check-In Inspection

Guests must inspect the property and report discrepancies within 1 hour of arrival.

Failure to report within 1 hour implies acceptance of the property’s condition; no refunds.

12. Overstay

Guests must vacate the property by the agreed check-out time unless prior approval is obtained.

Up to twice the nightly rate per 24-hour overstay period.

13. Communication

Guests must notify the Host immediately of any issues affecting their stay.

$150 fee for delayed communication preventing timely resolution.

14. Amenities Use

Guests use amenities (e.g., pools, spas, fireplaces) at their own risk and must exercise caution.

No direct penalty, but Guests are liable for damages or injuries caused by misuse.

15. Fire Alarms

Guests must avoid triggering false fire alarms.

Full cost of emergency service call-out if false alarms are triggered.

16. Illegal Use

The property may not be used for unlawful, immoral, or offensive purposes. Evidence of illegal activity will be reported to authorities.

Immediate eviction without refund, and involvement of law enforcement.

17. Verification and Confirmation

Guests must provide a photo Government issued ID to verify their identity, and sign a rental contract in order to be provided access to their stay.

Access to stay withheld and no refund provided.
